Hello,

I have been living in Amsterdam for the past 3 years and I have had excellent communication with my landlord up to 3 weeks ago.
I live in the first floor, and a couple bought the ground floor. They have been making renovations for a month, the first thing they did was remove their ceiling, which means that now all the renovation works downstairs is constantly filling my house with dust, and they smoke all day and the smoke of cigarrettes sips through the wood and wakes me up and ruins my day. Everyday I am asking them to please stop smoking but they continue. They also broke the heating of my room and I cannot sleep there anymore. I have been sleeping in a small room and keeping my real room closed to avoid the heat escaping there. Last week they told me they needed to open my only bathroom to fix some pipes from below and that it would be Thursday and on Friday they would finish. However when I arrived home on Wednesday my bathroom was unusable and covered with plastic, my kitchen is also full of stuff they are moving around and I can't use it either. It's been a week and they have not finished and they are working on other stuff below and I keep asking them (my landlord and the below house owner) to fix my flat because I can't use the bathroom, my room, and my house is full of dust and constant smoke from them. I have waited patiently but they have not made any move and expect me to put up with it. I would like to know what are my legal options...

Your Landlord was the owner of the upper and lower floor as well?
There are rules in the law which they have to follow when they need to do works in your house, like respecting your privacy and ask for permission and relevant dates and ours. If you are not able to stay and live normaliy in the rented house your Landlord must cover the damage. The last also if the works takes to long to finisch.

Thank you so much for answering. The Landlord is the owner of the upper floors. The first floor was owned by somebody else and sold a few months ago.
I have been sick for the last week and I cannot work from home to try to recover, I had to come to the office sick several days because I no longer have a place to rest and they were working on my floor. If it's not too much to ask, can you direct me to a website were the law is available? I will use google translate to read it.
They don't ask for permission right now, they notify me that they will do things and my opinion is not asked. When they enter my house to do things they do not even clean their mess. I know this may sound like a lot of complaining but I just want to show how the situation is so that I can be properly guided and I can see my options.
