Terminate rental contract? Discover your rights!

We have been renting a house since Nov -2015. This contract has a duration of 1 year (until Nov -2016). Due to our work, we moved to another rental property in June 2016. We asked the landlord of our first home to terminate the contract. Unfortunately (understandably) this was not honored and they are holding us to the contract. We decided to move anyway and have emptied the entire property and we are adhering to our obligations (paying rent and taking care of the garden). Now the landlord has, without consulting us, placed some stuff in the house again. Think of curtains hung, paintings on the wall and some other things. This under the heading of; 'then it rents faster'. We do not want this and do not agree with it and have also clearly stated that they did this without our permission. Our question now is: 'can we get out of the contract now'? I understand that we can even label this as trespassing and file a complaint..... Who can help us???

If the landlord enters the house without your permission, this can indeed be considered trespassing. Whether you can get out of the contract depends on the provisions included in it. For example, the landlord can state that the house must be habitable, i.e. that you must actually stay there. If nothing is specified in this regard, the landlord is not allowed to place any items in the house, because you are still renting the house. I advise you to inform the landlord of this in writing.
