Shortly after we moved into our house, we installed a door in the fence between our garden and the path of the neighbouring property. We have been using the neighbours' path for about 20 years now to get in and out of our garden with our bikes and the bins. This was never recorded or discussed with the owner of the neighbouring property. The residents of the neighbouring property use the same path to get to a door to their garden. Our neighboring property was recently sold, and will be sold again after renovation. If nothing has been recorded and you have used the exit for 20 years, an easement has arisen by prescription.
