Rental law: Preventing double brokerage costs
Questioner
My son and his girlfriend signed a rental contract for an attic room in Aalsmeer (both study in Amsterdam). Rent per month €750.00 Now the broker is asking for €480,= brokerage fee. The reason is: 'because he has to eat too' What can we do to stop all this from happening?Lawyer
To answer your question I refer you to an article of mine: http://www.insightlegal.nl/huurrecht/einde-aan-double-bemiddelingkosten-bij-verhuur-woonruimte/ This used to apply only to independent living space. As of 1 July 2016, this also applies to (new) contracts for room rental. This is stated in the law Combating double agency costs for non-independent living space. My advice is not to agree to these costs and if the contract has already been signed, in any case not to pay them.Questioner
Thank you for your answer. They did sign the acceptance form for renting, which also states the handling costs due to the broker, namely €480. They have received the invoice for the above amount separately from the broker and have not paid it yet. I think the broker is going to wait until this invoice is paid, because he is putting them under a lot of pressure. Unbelievable that this is happening.Neem de volgende stap
