Lease contract after death: what to do?

Can a lease contract be transferred to the heirs if the person with whom a lease contract was concluded has died? In other words, can the heirs be obliged to take over the lease contract or to buy it out? This concerns a boiler. The company in question has stated this in its general terms and conditions. Is it true that the law states that contracts can never be transferred to heirs? And that the law is above the general terms and conditions?
