Dishwasher broken? Landlord responsible?

Questioner

I am renting out my home and the tenant indicates (again) that the dishwasher is broken, 'it keeps pumping'. This newly purchased built-in dishwasher is only 2 years old and the previous dishwasher had also broken down when it was not that old and the tenant had only been living there for 1 year. Is this still the landlord's responsibility? It seems to me that the dishwashers break down due to the tenant's actions/misuse. The tenant has already worn out 2 (newly purchased) dishwashers in 3 years??

Lawyer

If the dishwasher is part of the rented property, you as the landlord are in principle liable for the maintenance (unless the rental agreement contains other conditions). Of course, there is a possibility that the repairman will find that the appliance has not been treated properly by the tenant. In that case, you can recover the costs from the tenant.

Lawyer

If the defect is caused by the tenant not having carried out maintenance or being negligent, you do not need to buy a new dishwasher. However, it does seem necessary to me that a technician should provide clarity.
