Can my landlord demand that I leave my home?

Questioner

I lived with a housemate in a rental home for a while. This did not always go well, and a few weeks ago it came to a point where my housemate decided to pack his things and leave. This was of course reported to the landlord and it was stated that my housemate did not feel the need to return to the home. After this I assumed that I could continue living here. However, I received an email from the landlord shortly afterwards stating that I had to hand over and vacate the home by the end of April, with the reason that he did not want us to share a home again and that I did not meet the income requirement. In response to this I indicated that I would continue to live here alone and that I now meet the income requirement and could easily pay the rent. If this was still not sufficient, I have my father who would act as guarantor. The landlord did not respond to this. In addition, I asked for contractual/legal substantiation for the fact that I was being asked to leave the home. Again, I did not receive an answer to this. My question is whether a landlord can simply demand that you leave a property without any justification.

That depends on the specific situation. Tenancy law regulates quite a few different points, also in terms of co-tenancy and the termination of tenancy. For example, it is important what is stated in the possible contract about co-tenancy. The question of whether your name is on the contract, etc. And how the old roommate canceled the lease. Without knowing that information I can't say much beyond generalities. You can contact me without obligation via my profile to discuss the matter.
