Rental property leak? Need legal advice!

Questioner

I currently live in a rental property and I have a leak in my shed. It is a detached shed. I have contacted the housing association but they do not want to do anything because according to the housing association it is a storage room and a storage room does not have to be waterproof, they say. However, I believe that a shed/storage room should at least be waterproof. The water comes through cracks in the corrugated roof. So when it rains, the water comes down in streams at various places on the ceiling. At the moment I cannot store anything in the shed without it rusting or becoming defective in the case of electrical equipment. Now my specific question is; can the housing association say that a storage room or shed does not have to be waterproof and then they do not have to do anything about it?

Lawyer

The main rule is, does the rented property have the properties that you may reasonably expect of it. A storage room or shed has the primary purpose of storing things. These are usually damaged when they get wet (repeatedly). A leaking storage area is therefore not suitable for storing items and is therefore not satisfactory. In my opinion, it can be enforced that the landlord puts the shed in order. The division in terms of maintenance is namely: minor maintenance for the tenant; major maintenance for the landlord.
