Rental property with entrance adjacent to communal garden. Can the landlord use the garden for private purposes with friends and acquaintances.

If the lease states that you are renting the property with the adjacent (shared) garden, you are entitled to enjoyment of the property. In principle, the use of the garden is then exclusively reserved for the residents/tenants and not the landlord. For comparison: your landlord is also not allowed to enter your property without your prior permission. This is different if the landlord also lives in the complex. Then the landlord can also use the communal garden. I assume this is an apartment complex or something like that?
