Final Home Inspection: Do you have legal questions?
Questioner
I have a question, we moved to another house in May. We had a pre-inspection in our old house and the inspector thought everything looked fine. Only the holes had to be filled, the wallpaper had already been removed and the house had to be left empty and clean. Then we received a letter with the list and an envelope in which the keys had to be put and the address on it where they were from, and if they were not present they could be deposited in the letterbox. All in all, no final inspection. Now, after 3 months, we receive a hefty bill containing the final bill of the final inspection. On their site they state within 30 days see below. My husband called immediately and was told that the inspector would call back because he was not immediately available as usual, he still has to call. Below is a piece that is stated on the page of the housing association and everything indicates to me that it is in conflict with what they write. Today we already received a reminder to pay within 14 days but we are not doing that. What do you think? ------------------------------------------------------------ Inspection of your home We only inspect your home if you have lived in your home for more than 10 years, if you have changed something in your home (for example a new kitchen or bathroom) or if there is a possible asbestos risk. Even if we do not inspect, your home must of course be delivered clean, whole and empty. Here you will find information about clean, whole and empty delivery and a cost overview of what we charge if the home is not delivered clean, whole and empty. When an inspection is scheduled, we will check whether you have changed things in the home that need to be returned to its original state. We will also determine whether repairs need to be carried out. We will look at which work you need to carry out yourself and (if necessary) an appointment will be made for a final inspection. We will also determine whether there is any overdue maintenance work, the costs of which will be borne by you as a tenant. It is therefore important that, if you live in a home, you know what you may and may not change and what needs to be returned to its original state when you leave. Whether this is necessary also depends on the technical condition of the facilities you have installed. During the final inspection we check whether the work has been carried out properly and whether the home is ready for you to leave. Transfer If your home is completely in order – i.e. clean and in good condition – then you return the key and you can move in. If no (final) inspection has taken place in your home, then you return the keys to the office that is indicated in the confirmation of the lease termination. When returning the keys, you also hand over the completed meter reading form and (if applicable) the completed takeover form. Finally Within thirty days after you have moved, you will receive a final statement from us stating which compensations you may still receive. It also states whether we still receive money from you, for example due to rent arrears or possible repair costs. The heating and service costs will be settled with you within six months after the end of the calendar year. Do not forget to inform other companies, such as your electricity supplier or water company, that you are moving; you can find all the information about this on the websites of these companies.Lawyer
It is important whether there is also an initial inspection, i.e. whether a statement of the home was drawn up when you moved into the home. If not, the final situation is considered the initial situation and there is no reason to send an invoice for repairs or defects. If you also have written proof of the preliminary inspection, you can see from this whether this is consistent with the final settlement.Take the next step
