Subletting in Utrecht: What are the rules?
Questioner
I rent a house from my father, which has 3 apartments. I live in an apartment myself and would like to sublet the other 2 apartments. This is possible in Utrecht with the Hospita scheme, because you can have 2 people registered next to you at your address in this way. (I am a tenant of >50% and we share the same front door). Now I was wondering how this would work if one of those people has a registered partnership and wants his girlfriend to come and live with him. Can his girlfriend then also register at my address, or is that not allowed because there are already too many people registered?Lawyer
My question is first of all whether the house is also divided into apartment rights or whether you only call them apartments, but that they are in fact studios. In the first case, no conversion permit is required, because the apartments are then independent living spaces. In the other case, there is a case of non-independent rental, that is to say room by room and a conversion permit must be applied for. In the case of a hospita situation, this is indeed not required. The condition is that it then concerns the subletting of max. 2 rooms to max. 2 persons. This means that subletting to three persons does not meet the requirements of the hospita regulation.Take the next step
