Temporary rental contract: advice from lawyers

What can you do to make a temporary rental contract (for 1 year) watertight so that the tenants actually leave after a year? We want to rent out my deceased father's house for 1 year. Everyone warns us that we should not do that because, if tenants do not want to leave after that year, you cannot get them out! Seems strange to me if they signed this anyway. Please advise. It is in fact not possible to enter into such a contract, unless the Vacancy Act can be used. Namely, there can be no deviation from the mandatory law whereby the tenant is protected to a great extent. The rent protection consists of a limited number of grounds for termination for the landlord and the provision that the tenancy agreement only ends when the court has given a ruling on it (in principle this is the highest court and that can sometimes take up to five years). The law does provide for an exception to the rental protection, but based on the given facts, in my opinion, this does not apply. In short, the warnings given are correct, even if the tenant has signed. According to the law, provisions are void/annulable and that means that they never existed.
