Garage rental and electricity costs: your rights

Questioner

We have been renting a garage box since February 2012. There has been electricity in the garage since day 1. We pay €100 per month for this. Our neighbors rented the same garage but without electricity for €80 per month. Now the owner wants to disconnect the power because she received a high bill and thinks that we use so much power. However, we have nothing in the garage that uses power other than the official lighting. We use the lighting when we come home with the motorcycle in the evening and want to put it inside. The garage does not have its own meter. Can the owner just do this?

Lawyer

No, you rent the garage including an advance payment for electricity or including all electricity consumed (depending on the agreements). You are not in default, so the landlord is not allowed to suspend his services.
