Tenancy Law: Right to Hot Water in Your Student Room?
Questioner
I have been living in a student room since August 1st and have had problems with the hot water in the shower since day 1. In the beginning it was like that the water would work for 3 minutes and then go cold again, but for 3 months the shower has not been hot at all. I have contacted the landlord several times and they came here once to look at it and then they said they would do something about it. Then I never heard anything about it again and I contacted them again and I got the answer that the boiler was probably broken and that they could not do anything about it. So I have not been able to shower in my room for 3 months now. Now I know that a landlord is obliged to remedy defects, but is that also the case in my case? I have looked at my rental agreement and it does not really say anything about heat supply. It does say that the landlord must provide supplies or services for the tenant: special kitchen inventory (geyser, boiler). So my question is whether I am entitled to hot water and what steps I can take.Lawyer
Often the rental contract and in particular the service costs show that hot water by means of a boiler or geyser is included in the rent. Even without this mention there must be a hot water supply and there is a defect that is the responsibility of the landlord. You can then also give him written notice of default to remedy the defect as soon as possible.Take the next step
