Rental options for your home in Eindhoven

I live in a large house in Eindhoven in a quiet residential area. Moving to another owner-occupied home is not an option for me for the first few years and actually not necessary because my living comfort is perfect. However, I only use the ground floor. On the 1st floor there are 4 large bedrooms (each approx. 25 m2), a toilet, a shower room and a bathroom. The question is what options there are to rent out the 1st floor. In theory there are several options. Either rent out the 1st floor as a whole, or set up one bedroom as a kitchen and rent out one, two or three rooms separately. This rental can also be in the form of a landlady rental. My core question now is whether it matters for the municipal permission whether I rent out one or more rooms and whether it matters whether I rent out rooms or landlady rentals. I hear different opinions from different sides and this is also not entirely clear to me based on the municipal guidelines.
