Property boundary and property boundaries: What are your rights?

The previous owner of our house placed a fence as a boundary. Because the then neighbours did not want to pay for this fence, it was placed on our plot 35 cm from the plot boundary. The current (new) neighbours know that the plot boundary is not under the fence but 35 cm towards their garden. Now, without consultation, they have laid garden tiles up to the fence, so actually on our plot. Is that allowed?

Your neighbours must respect the boundary of the property and they may not use your property without permission. In practice this is difficult to enforce, but you can have the tiles removed.
