Legal Assistance with Rental Issues

Dear all, my water boiler is broken and the apartment management says that they can come and fix it but that I will have to cover any expense incurred. Is this legal? We are not talking minor repair here, am I right? The only thing I can find in the lease is that I am responsible for 'minor repairs'. Something similar happened months ago when they had me stay in a hotel when my door lock was broken (not my fault, no broken key or anything like that) and they did not want to cover the price of a locksmith on a Saturday night. They came the following morning to fix it themselves. To this day I am still waiting for reimbursement of my hotel expenses. Any advice on both of these situations? Many thanks in advance

On both occasions the landlord is responsible for major repairs unless these major repairs are due to lack of minor repairs.
