Questioner

My (ex) landlord is not paying back the deposit. When we moved into the house 5 years ago, there were smoked net curtains and curtains and Venetian blinds that were also covered in smoke. There was also a cupboard that was almost falling apart. The landlord said that if we wanted something else, we had to arrange it ourselves. We did. The cupboard did indeed fall apart and so it went away. We wanted to wash the net curtains and curtains, but there was no honor in that. These have also been 'lost' over time. The Venetian blinds are still there, just as dirty as they were then. The contract states that a furnished apartment is rented. Also a list of the furnishings. And that replacement is at the tenant's expense. We have replaced the curtains, net curtains and cupboards and offered the Venetian blinds again. However, the landlord does not agree to this. He wants exactly the same curtains back and there was a white cupboard. Our replacement cupboard is a beech colour. We cannot reach an agreement. He also wanted to accept the offer of a small financial compensation. What steps can we take now? Thanks in advance for your answer.

You will have to address the landlord (in writing) to repay the deposit. If necessary, this can be reclaimed in a procedure. If desired, I can help you with this.

That is correct, moreover, as you put it, it seems as if you have enriched the landlord by making these unnecessary replacements. You only have to pay a current value and a falling apart cupboard and smelly net curtains have a current value of 0.
