Legal Advice on Land Purchase and Debts

Dear Sir/Madam, I want to buy a piece of land from my aunt, now there are debts on her side and the notary has pointed out to me that it is wise to add a valuation to the deed in connection with the creditors. We pay slightly below the land price because 20% of the land is a right of way and therefore you have little use for it, hence the price drop. Now my question is, if we transfer the land through the notary and they immediately register the land with the land registry. What is the risk I run, can a purchase be cancelled? Until when can a creditor claim this? We are a young family and would like some certainty instead of having to pay all the notary fees and transfer costs and then have them take the land away from me. And is that possible? This is property that the creditor may be entitled to and will have to be passed on to the creditor. If he or she becomes aware of this, then there is a possibility that he or she can claim his or her rights, unless your aunt donates it or passes it off as a gift.
