Tenancy law: Who pays the heating costs?

17 years ago I started renting a commercial property. After 7 years I started renovating at my own expense. The adjacent building behind my shop became available (separated by a wooden wall) and I wanted to add this. This building has/had its own house number. This space would be delivered as a rental property would be delivered, including a heating system. The heating and hot water installation would not be suitable for my purposes (hair salon and wellness) So I bought an installation myself (€5500.-) The amount that the landlord had estimated for basic heating was refunded to me (approx. 450.-) Now one maintenance after another comes up regarding the heating system. The specific question is: Who ultimately bears these costs?
