Rental Agreement: Termination in Indefinite Period?

Is it true that a tenancy agreement for an indefinite period can still be terminated by both parties at any time, even if the tenancy agreement states that interim termination is not possible? Article 271 paragraph 2 BW provides clarity, in my opinion, and does it then apply that the BW prevails over a business agreement?

What is possible and often seen is that parties agree on a fixed time, a minimum period, within a contract of indefinite duration, for example one year, and that in the meantime no termination is possible, that is allowed and not prohibited.
