I bought a house. Months after the purchase, it turns out the house is about 5% smaller in square meters than stated in the brochure/on Funda. Can I hold anyone liable for this? If so, who? What are my chances of receiving compensation?

If the real estate agent doesn't measure the house according to the instructions, they can, in principle, be held liable, even if this is excluded in the contract. If there is no real estate agent, the seller can be held liable. The chance of compensation increases if the error can be attributed to the real estate agent/seller, rather than simply being an "indication," for example.
