Lease Contract Extension: Your Rights and Tips

Good afternoon, We have been renting the house where I live for 5 years now on a contract basis of 1 year at a time (private sector). Now the landlord's agent is asking me to pay €350 excluding VAT for a one-year contract extension and €450 excluding VAT for a two-year contract extension, and that we must pay this amount within 14 days! Incidentally, the current lease also expires within those 14 days, so we're up against the wall! To ask: 1- Is it normal that I have to pay these costs? 2- If I have to pay this, isn't the amount for extending a contract much too high? 3- If the amount appears correct, can I be required to pay this large sum within 14 days? 4- What further rights do we have in this regard? With the second lease, you're already in an indefinite-term tenancy, so you have legal protection to continue living there, even without a written contract.
