Risks of Early Transfer: Important Tips

Our house was sold on July 15th. Now the buyer requests a July 8th transfer due to his financing (apparently, this saves him about €700). He's allowed us to stay in the house until the 15th. However, we can't move in earlier. What are the risks for us as sellers?

Upon the transfer, all rights and obligations are transferred to the new owner. This also applies to municipal taxes, property tax, etc. Please keep this in mind at the notary's office, even if you are allowed to stay longer after July 8th. In any case, make clear agreements with the buyer. I also remind you of the buyer's inspection of the property during the week of July 8th. The buyer will then be unable to indemnify themselves against defects during that period, as they will be bringing forward the transfer date.
