Liability for Asbestos in Owner-Occupied Homes

Bought a house with a garage 6 years ago. Now, after investigation, it appears that the panels on the garage contain asbestos (70 m2). I can't find any mention of asbestos in the purchase promotion. There may be a provision in the purchase agreement stating that I cannot make any claims in the event of defects. I am not a lawyer and don't know if I could hold the seller liable. When buying a house, the buyer has a duty of care. This means you would have been wise to have a thorough pre-purchase inspection performed. Now that you've failed to do so, the seller can claim they're not liable. The seller does have a duty to disclose, and you can assume that. Since it's also been a reasonable time since you filed a complaint (normally, you should file a complaint promptly), the seller can also claim your complaint isn't warranted.
