Can my landlord come and live with us?

Questioner

We live with 3 students in a house in Utrecht. In that same house, two rooms are still unrented. We share a kitchen, shower and staircase. The landlord is regularly in the house, because he 'works' on those rooms, there is some DIY material, that has been there for months. One room is full of boxes. Now he has indicated that he wants to live there himself. We were very shocked by that, it feels very unfree. Is that allowed? We all rented these rooms, with a one-year contract, with the expectation that fellow students would come and live there. We also made suggestions for new residents a few times. One of us has been living here for the second year now, the others have been living there since August.

Lawyer

The landlord cannot change the rental title from room rental to hospita rental on his own initiative and on his own strength. He will have to submit the occupancy of his own home, the necessity thereof, to the court. You can state this in a letter. Also in that, that renovation activities must be announced, in consultation and with as little inconvenience as possible for the tenants.
