We have an extension on our own land. The neighbour has installed a canopy without consulting the previous occupant, a part of which has also been installed on the fascia board and now so many years later this has led to water damage in the house and the fascia board needs to be replaced. The damage will be repaired and we want to prevent these problems in the future, so we do not want any construction work on our facade. What are the rules regarding drilling/sealing and installing items on our facade on our own land? What is the minimum distance that he must maintain?

If the wall is on the property line, it is a shared wall (common wall) and the neighbor on his side of the wall can use it; also to hang things on. However, if the wall is completely on your own land, then the wall is your full property and the neighbor is not allowed to use it to hang things on.
