How do we ensure that we are not paying far too much for a piece of land?

We are going to have a house built. The land has already been purchased. Now the contractor from whom we bought the land is offering us a small piece of land (attached to our property) for sale. It concerns agricultural land that is situated in such a way that it can only be attractive to the neighbour, I think. The contractor offered it for approx. €79.91 per m2. Now I asked whether that price was realistic, since the zoning plan showed that it concerned agricultural land. The contractor then came up with the explanation that this piece cannot be classified as agricultural land because it is land that belongs to a house. Comparable to, for example, a municipal park that can be purchased from the municipality at a certain point. These prices vary from €70 to €75 per m2. After my question, the contractor also told me that they are prepared to lower the price to approx. €70.19 per m2. Is this a realistic price? Because I wouldn't know if this is even remotely correct. Go and ask your municipality, the only one who can and may determine what kind of function can be assigned to the land. Or look at the zoning plan to see if a change of function is possible.Take the next step
