Extension of neighbours

Our neighbours are going to build an extension. It is four metres deep and does not require a permit. We have indicated that they must build the extension on their own land. A fascia board will be added to the extension. The expectation is that this and the zinc strip will be approximately 3 cm above our land. Maybe a little more, we do not know exactly yet. Do we need to have something recorded about this? What are the consequences if we do not do this? We do not have any plans for an extension ourselves, but a potential buyer of our house may.

Yes, in principle, a small extension would lead to a form of easement. If you do not want that, you can better put on paper that you and the neighbors have entered into an agreement with the content that you agree to the use of a number of cm over the property boundary.
