Termination of lease for forced personal use

On my father's residential property he rents out a space as a shed, the people who rent this space have moved in and are now living there. There is only a contract to rent the object as a shed. My father is now in poor health, he is very bad on his feet and has dementia. He therefore wants to live in the ground floor space himself for his safety. We therefore want to terminate the lease with these people for forced personal use but want to do that in the right way. Because it is a contract for a shed, there is a notice period of 2 months. But we want to give them extra time to find an alternative space and find 4 months reasonable. I would like advice on how we can best approach this without them invoking rent protection etc. Can they do that? Or can we simply terminate the lease with a notice period of 4 months? The claim will probably be rejected because the barn is not allowed to be lived in (this is stated in the zoning plan). A separate procedure is required for this. Despite this, the residents can still rely on rent protection.
