How to deliver a rental property?

Questioner

I had to leave my (private) rental home because my landlord wants to live there himself. Now there are a few things. 1 interior door is damaged. There was a dent in it that we tried to fix but couldn't (old-fashioned brown hollow doors). We put a hole hatch in the back door at the time. I lived there for 13 years but I think the doors are at least 30 years old. They demand 2 new doors. The night bolts of the front door are also broken and they demand 2 new night locks. When we moved in we were allowed to change the garden and we put down gravel tiles. They demanded that they had to be removed. The white sand had to go and black sand had to be put on top. I have now been able to collect the gravel tiles via Marktplaats. But are they allowed to demand a seat? I can't even pay it from my ANW.

Have you already agreed to terminate the lease? Not in all cases can the lease be terminated for personal use. In principle, you must return a rental property as you moved into it. This means that you usually have to undo changes. This is not necessary for permitted changes. Much depends on whether it is clear how the house was delivered at the time. Was a description drawn up 13 years ago? If such a description is not provided, it is usually the landlord who must demonstrate that the situation was different. In addition, it is not reasonable to have to pay full costs for wear and tear caused by old age (natural wear and tear). For things that have broken, it could therefore be said more quickly that they need to be repaired. In that case, old age can play a role. For example, by sharing costs.
