Can a temporary rental contract of 1 year be extended by 1 year without creating a right to tenancy?

For several years now, we have been renting out a non-independent living space in our own house with a temporary rental contract of 1 year. Early last year, the possibility seemed to arise to extend this temporary contract once by 1 year, provided it was terminated in time. We intended to make use of this possibility, because it concerns a very pleasant tenant. However, in December 2021 we became aware of the repair law. It appears that this was adopted and came into effect on 1 January 2022. It is not clear to us whether this also blocks the extension of a 1-year temporary rental contract by one more year without building up tenancy rights.
