What to do with a deposit refund?

I have sold my temporary living units verbally. A deposit has been made but now the selling party calls that the deal cannot go through due to private reasons they demand half. Of the deposit back I am obliged to pay this back there is nothing else on paper of the purchase and deposit

This depends on what has been agreed between the parties. An oral agreement is also an agreement (if no other legal requirements apply). An agreement cannot simply be terminated or dissolved because it suddenly no longer suits. You may even be able to simply demand compliance with the entire agreement.
