Door and electrical controls jointly owned?

I am the owner of a workshop. It has an electric roller door with controls in the private area. The roller door and controls are described in the purchase agreement and are therefore also my property. The VvE uses model regulations for division (2006). Article 17 states what is considered to be common property. Point 2c states: that property that is used exclusively by the owner is NOT considered to be common property. The VvE suddenly asks us (after 10 years) for a contribution for maintenance and replacement of the door and controls in due course. Our question to you: Is the workshop door and its control a matter for the VvE or does replacement and maintenance fall under our responsibility. After all, as the owner I am free to choose to change the operation, suspension and functionality of the door.
