Is the rental agreement legally valid?

I am asking this question for an Italian friend who does not speak Dutch. He has rented a room for a fixed period, in which he shares sanitary facilities with other tenants. He would like to leave, but the landlord indicates that this is not possible, according to the contract. I read various answers on the internet to the question whether it is correct that he may not terminate a fixed-term rental contract prematurely. However, the contract can be extended after this period, with mutual approval. The following point is included in the contract: 'The lease agreement commenced on 1 January 2022. The lease was entered into for a specific period and therefore ends on 31 October 2022. When entering into this contract, the tenant agrees to this term. This agreement can be terminated by the landlord before the final date, by registered letter, before the 1st of a calendar month, taking into account a notice period of two months.' The question is whether the landlord is within his rights and therefore cannot terminate the contract.

Lawyer

Tenant may always terminate with due observance of a rental period for termination. The provision is in conflict with the law.
