Disagreement with landlord

I have a commercial rental property that I have been renting for almost 10 years. The contract was initially for 5 years and extended twice for 3 years. I have a 1-year notice period and can cancel in November 2022. Now from the beginning I have regularly had mold, leaks, etc., which has always been resolved (sometimes late). During the corona period I asked for leniency regarding rent or rent compensation, but I did not get further than a €250 discount for all lockdowns. I have now been in a business premises for almost 2 years with cracks, mold, etc. The VVE has indicated that this will be repaired and now they have indicated that this will probably be repaired in September/October 202. For that I will most likely have to close for 2 weeks. So I've had a building for 2 years that doesn't look good. In addition, I have to close again in a good period for me, while I was closed for 7 months during corona and there was enough opportunity to repair this. Since last year, the contract for exterior maintenance has been terminated by the VVE because they find the costs too high. But now I have to do the maintenance around my property myself, while this is included in the rent. Last November I received a letter from my landlord stating that adjustments have been made to the fire insurance and that I must comply with the conditions. However, he does not send me any conditions despite the fact that I have already asked for them several times. I have made inquiries with the municipality/fire brigade and private fire insurance and they indicate that I must have a fire extinguisher, fire blanket and first aid kit and I have them. But they also indicate that there must be emergency lighting in the building and there is none. My landlord does not respond to emails asking why this is not present. He indicated last year that if the property is too expensive for me or I am no longer satisfied, I can buy out the contract or find a new tenant. But who wants to rent a property that looks like this? I would like help in this situation. DAS legal assistance does almost nothing because they say that I am already planning to terminate the contract. But I find it strange that I have to pay in full for a property that is not maintained and that I also do not receive any compensation during the lockdowns.
