Fixed-term rental contract expires after 2 years, new contract?

Hi, my rental contract in my current (private) home for a fixed period expires on August 1, 2022. My landlord has asked if I am interested in living here for a longer period. My answer to this is yes. My assumption is that this new contract should automatically become an indefinite contract. However, my landlord suggests that I sign a new contract for 12 months. But I don't think this is possible because I already had a fixed-term contract? What do you think about this? Thank you in advance!

In principle you are right about that. It may also make a difference what type of space you rent (independent living space or non-independent living space) and whether there is a specific type of rental contract (for example, a youth contract, etc.). A 2-year rental contract will automatically expire if the landlord notifies you in writing at least 3 (and at the latest 1) months before the end that he does not wish to continue the rental. So if you are offered a (new) contract for 12 months, you will normally automatically have a contract for an indefinite period (even if it is stated above the contract that it is for a period of 12 months).
