Can I cancel my rental agreement prematurely?

I received a lease this week and I would like to know if it is correct. Could someone take a look? For example, I wonder if the following clause is correct: During the period of twelve (12) months mentioned in article 3.1, the parties cannot terminate this lease agreement prematurely by notice. So there is a minimum period of twelve months, but wouldn't I be able to terminate the lease prematurely if something unexpected happens within that year?
