Does the VVE pay for the costs of leakage?

In our apartment we have a leaking thermopene window at the front. Are these costs covered by the building insurance, VVE costs or are they for your own account?

The distribution of costs for leakage damage depends on the cause of the leakage and the location where the leakage occurred. If the leak occurred in a part of the building that is part of the common areas, then the Owners' Association (VvE) is in principle responsible. The VvE should have taken out a building insurance that provides cover for these types of situations, so that the costs for the repair work are in principle reimbursed by the VvE's insurer. However, if the leakage occurred in a private part of an apartment and this leakage is not due to overdue maintenance of the common parts, then the costs are in principle for the account of the owner of that apartment. It is therefore advisable for individual apartment owners to take out their own home contents insurance in addition to the building insurance of the VvE, which provides cover for these types of situations.
