Juridische Vragen over Huurcontracten

Dear Rechtswinkel, I am a student in Rotterdam and I am currently renting a room. In the contract it states "minimum stay: 12 months" and the tenant can only terminate the contract after the first year. However, because of personal reasons I have to move out before my 12-month period is finished. Is it legally possible for me to terminate my contract before the end of the 12-months? No unless there was something legally wrong with the contract. The Landlord however may soon replace his tenant for a new one meaning there is no damage due to breach of contract. This would be more plausible if you rent the object in a city not student campus.
